This means that we are able to find tenants much quicker for your property and minimise any void periods. It also gives you and your tenant’s peace of mind that they can reach us when they have any issues.


Market Appraisal

We know that sometimes letting out your property can be a daunting prospect. When we come to meet you at the property not only will we discuss a rental price that will maximise the return of your investment we will also talk you through the process of letting the property and the safety and deposit regulations that need to be met.

 

Internet advertising

We advertise all of our properties on over twenty websites. The most important of these are Rightmove, Primelocaton, Find a Property and our own website of course! Not only is the number of websites impressive, but so is the way in which we present your property. Quality properties attract quality tenants. We also use the latest social networking to ensure that our brands, and our clients' properties, gain the maximum exposure possible. Any agent can pay to advertise on web portals, but the way in which we use the Internet differentiates us from the rest.

 

Viewings

We will always accompany viewings and give you same day feedback, so that you are always kept up to date on the progress. We like to get to know our applicants as we have found from experience that a good relationship with tenants is the key to a smooth running tenancy.

 

Inventories

For all properties we will prepare an Inventory and schedule of condition, which will need to be signed by you and the tenants. This will help to avoid any misunderstanding or dispute at the end of the tenancy and make things as hassle free as possible for you.

 

Fees

We have developed a superb marketing package which we combine with a competitive fee structure to ensure we can achieve the best possible results for you. You can also choose the level of service that will suit you best.

Referencing of a prospective tenant
Deposit taken from Tenant and registered
All utilities transferred to Tenant
Collecting and processing of rental payments
Periodic Inspections carried out
Management of maintenance issues
Renewal of Tenancy Agreement
£500 set up fee and 12% of the monthly rental.

 

Let only

Once the tenant has moved in to the property then management will be passed on to you.
The fee will be the first month's rent.
